With projected growth rates approaching 30% over the next decade, Tipton County is poised to attract a new caliber of retail operations to accommodate the people moving to the area.
A recent study conducted by the Chesapeake Group revealed there will be a need for over 3,692,062 square feet of new retail space to accommodate the rapid growth that will occur in the county. This includes a strong demand for restaurants, big box, furniture, building supplies, pharmacies, hardware and groceries.
With lower land costs, much lower taxes, safe neighborhoods and pro-business governments, Tipton County is the ideal location for new retail developments.
Vibrant Retail Corridor
There is a vibrant retail corridor that runs directly through the heart of Tipton County. U.S. Highway 51 runs from the southern border of the county in Atoka and Munford, all the way to the northern edge in Covington.
Highway 51 has in excess of 25,000 vehicles per day that travel north from Memphis all the way to the northern border of West Tennessee and Southern Kentucky. In addition, a new four-lane highway is currently under construction that will connect Memphis to eastern Tipton County, allowing quicker access for workers traveling to the new BlueOval City Ford plant. This corridor is expected to see significant development and thousands of new residents over the next decade.

Covington Retail
Covington, the county seat of Tipton County, is a beautiful city located just north of Memphis and and only 17-miles from Ford’s BlueOval City electric vehicle campus.
Covington has much to offer its residents, including various community events and activities, many wonderful parks, and just a short drive to great fishing, hunting and the great outdoors.
